Office Building Rules and Regulations

  1. Tenant shall not keep animals or birds within the Building, and shall not bring bicycles, motorcycles or other vehicles into portions of the interior communal areas; bathrooms or upstairs walkways. Parking any bicycles or motorcycles at the rear of the building in designated areas are allowed. Owner of building assumes no responsibility for any loss theft or damages of and individual property of the tenant.
  2. Tenant shall not make, suffer or permit litter except in appropriate receptacles for that purpose. Tenant shall be responsible for removing trash and owner asks the tenant to please do not let coffee drippings, food drippings make a mess on the way to the trash cans.
  3. Tenant shall not employ any service or contractor for services or work to be performed in the Building, except as approved by Landlord. Including paint. The walls of the interior of the suites are to be Swiss Coffee Dunn Edwards Velvet paint. And if changes with permission must be changed back to the original Swiss Coffee Dunn Edwards Velvet.
  4. There is absolutely no parking to any tenants or their customers on the front first row of the building on the North and South side of the handicapped designated areas. Please let your tenants know this as the first three rows nearest the building on the South side are reserved for the Owners or H.U.N.T. Properties, Inc.
  5. The tenants that are handicapped with appropriate disabled parking placard may park in the designated areas. We ask if you are handicapped that you give management “Henry Becker” the appropriate certified paperwork.   6. All tenants need to keep insurance on their own business always and name H.U.N.T. Properties, Inc. and Amerikan Fracht, Inc. as an additional insured.
  7. All tenants are month to month and on Term Sheet contracts. Most suites include internet; utilities and furniture. All tenants must pay their rent on the day its due. The grace period is the third day from the first of the month or the fifteenth. All notices must be in writing via email. You cannot use your deposit as last month’s rent. If you do not pay by the third day there is a $100.00 late fee do by the fifth day of the day rent is due. If after the rent is not paid by the fifth day then H.U.N.T. Properties, Inc. reserves its right to lock out the tenant for nonpayment of rent. Please refer to your contract and or contact management for any questions.
